What You Should Know Before You Apply
Disclosures
Prior to scheduling a showing or submitting an application, Colorado Law requires us to give you the following disclosures.
- Brokerage Disclosure to Tenant – This explains who we represent and who represents you.
- Disclosure of Application Fee Costs – This explains how we came up with our fees.
- Application Fee Receipt (Sample- Blank) -You will receive a receipt for each application fee paid. This is a sample of the receipt.
Applications
Progressive Property Group reviews all applications on a first come, first served basis. Only COMPLETE applications will be reviewed. Up to three (3) business days may be required to process each application.
Application Fees
A non-refundable application fee of $55 per adult (18 years of age or older) is required to cover the costs of ordering and reviewing a Tenant’s credit, employment, criminal, and rental history. The applicant(s) must submit rental application fee(s) in certified funds or money order. Per Colorado Law section 38-12-902(2.5), if one or more of the tenants in your group provides a portable tenant screening report, that/those tenant(s) will not be charged the application fee.
Required Documentation
Each tenant over the age of 18 will be required to provide:
- Application filled out and submitted (online or in-person)
- Copy of valid ID, passport or Driver’s License
- One (1) Month of most recent pay-stubs and approved income
- If re-locating or starting a new job, a Promissory Letter with income noted
- W-2 or 1099 as applicable and last year’s income tax return
- A Responsible Party Guarantor may be needed and is required for all full-time students.
- Application fee(s) for all parties over 18 years of age- paid online or via money order to: Progressive Property Group, LLC
Note: You have 48 business hours after submitting your initial application to turn in all necessary paperwork for a complete application and to hold your spot.
Occupants Per Property
Per HUD Guidelines, no more than two people per bedroom are allowed. So, if you are renting a 3 bedroom house you cannot have more than 6 people in the home. If an occupant is added through birth or adoption, which exceeds the limitation imposed by HUD guidelines, then the Tenants of the rental unit may continue residency until their lease term ends but the lease will not be renewed. Progressive Property Group must be notified immediately of any change in occupancy. Failure to report a change in occupancy shall be a material breach of the lease.
Lease Terms
Progressive Property Group’s standard lease term is for 12 months. However, Progressive Property Group may accept more or less than a 12 month lease, on a case by case basis.
Security Deposit
The security deposit(s), first months’ rent and/or pro-rated rent must be in certified funds or money orders SEPARATELY. A security deposit will not be collected until applicant(s) is approved. NO CASH OR PERSONAL CHECKS ARE ACCEPTED FOR INITIAL PAYMENTS.
Utilities
In most cases, Tenants are responsible for the payment of all utilities. The utilities shall either be put into a Tenant’s name or they will be billed monthly to the Tenant by Progressive Property Group. Tenants are responsible for a pro-rated portion of all house meters, in addition to any sub-metered utilities. Progressive Property Group charges a $5 monthly administration fee to each resident for billing outside sources, such as utilities & trash. Keys will not be provided until proof of said utilities are in Tenant’s name.
