The property move in keys will be released on your move in day. The lease contract, addendums, and disclosures must all be reviewed and signed by ALL residents. The utilities must have already been placed in resident’s name (if applicable) before the keys will be released.
Of course! We work with plenty of people looking for housing in the Colorado area that are currently out of the state/country. If you have someone in Colorado that can attend a showing of the unit on your behalf, we always recommend that- otherwise, we will indicate that you are renting the unit site unseen. All of our properties are first come, first served for applicants. We will process COMPLETED applications in the order they are received. Make sure that you review our Future Resident tab and find out exactly what documents and fees you need to have turned in to get the application processed. Once an application is approved, we will give the applicant an opportunity to fill out a Property Hold Agreement and turn in the proper Property Hold/ Security Deposit funds to hold the property and have it removed from advertising.
*PLEASE NOTE THAT MANY OF OUR PROPERTIES ARE POPULAR AND HAVE SEVERAL APPLICANTS IN LINE. SO, IT IS IMPORTANT THAT THE APPLICANT WE ARE PROCESSING IS RESPONSIVE AND GETS US THE PROPER DOCUMENTS AND FUNDS IN THE ALLOTTED TIME FRAME. IF THEY ARE NOT, WE WILL HAVE TO MOVE ON TO THE NEXT APPLICANT IN LINE.
Once you find a property that you would like to see on our list of Available Properties, you can either schedule a showing online via our Available Properties tab, or you can contact us directly to set up a showing. All of our showings will be with a leasing consultant and at a scheduled time. There may be other parties at the scheduled showing time who are also there to see the property.
Each one of our owners will let us know whether or not they are willing to accept a pet in their property or not. We will typically include this information in the advertisement. If you are not sure if your pet will be accepted, you can ask your leasing consultant to check and confirm with the owner before submitting an application.
If pets are allowed at the property you are renting, there are breed restrictions you should review on our Rental Qualifications page. These breeds will not be accepted due to insurance and liability restrictions. There will also likely be additional fees/ deposits for each pet that is allowed (to be determined by the property owner). Please contact us with specific questions and inquiries.
Application fees, Security Deposit, Pet Deposit, and your first month of pro-rated rent will all be collected at or before the lease signing. These items all need to be in certified funds: money order, cashier’s check, etc. and turned into our office. If you are out of state, you mail us the certified funds (we recommend that you get tracking on your package in this case).
For monthly rental payments, utility payments, administrative cost payments and/ or pet fees, you can pay in one of the following ways: certified funds, personal check, or online with an e-check, mastercard, visa, or discover card. (fees may apply for using a credit card).
If a personal check is ever returned as Non-Sufficient, you will be charged a $35 NSF fee, and will be required to pay in certified funds moving forward.
Once an application is approved and the Property Hold Fee agreement/ funds are received, we can remove the property from advertising and hold the unit until the desired move in date. This move-in date cannot be more than 2 weeks from the date that the application and Property Hold fee is completed.

To submit a Maintenance Request you may call your Tenant Relations Specialist, Fill out a maintenance request form online, or submit in person at our office.
The move-in conditions form is an important part of protecting yourself and your security deposit. We understand that moving can be a very busy and stressful time for residents, but we strongly suggest that you schedule some time to do a thorough walk-through of your rental property before you move in all of your belongings.
You should be very detail-oriented on your move-in conditions form and remember to retain a copy for yourself before you turn in the original to us. Progressive Property Group will always perform a move-in inspection the day before you move into the unit, but it is always helpful for you to take your own pictures for documentation as well.
Please note that your move-in conditions form will not create any work orders. So, if you notice anything that you need addressed in the unit during your thorough walk-through, please submit a maintenance request to your tenant relations specialist.
