Criminal History

Progressive Property Group uses criminal history as a criterion in consideration of an application. A criminal background check will be performed on every applicant to ensure that the individual has committed no violent misdemeanors or felonies of any kind in the last five years. Progressive Property Group will not consider any conviction or arrest record of an applicant that occurred more than five years before the date of application; except for criminal conviction records or deferred judgments relating to:

-The unlawful distribution, manufacturing, dispensing, or sale of: a material, compound, mixture, or preparation that contains methamphetamine, as described in SECTION 18-18-405

-The unlawful possession of materials to make methamphetamine and amphetamine, as described in SECTION 18-18-412.5

-Any offense that required the prospective tenant/ applicant to register as a sex offender pursuant to SECTION 16-22-103

-Any offense described in part 1 or part 6 of ARTICLE 3 of TITLE 18

Citizenship

Rental Qualifications — Citizenship & Immigration Status

At Progressive Property Group, we are committed to fair, consistent, and legally compliant applicant screening. All applications are evaluated equally based on financial qualifications and rental history — regardless of citizenship or immigration status.

Our Policy Colorado law does not require applicants to be U.S. citizens to qualify for a rental property. Under the Federal Fair Housing Act and the Colorado Anti-Discrimination Act (CADA), we do not discriminate based on national origin or immigration status. All applicants are welcome to apply and will be evaluated using the same written screening criteria.

Accepted Forms of Identification We understand that not all applicants have a Social Security number. We accept the following as alternative forms of identification and verification:

  • Government-issued photo ID or foreign passport
  • Individual Taxpayer Identification Number (ITIN)
  • Consular ID (Matricula Consular)
  • Proof of income or employment
  • Bank statements reflecting financial stability

Screening Criteria All applicants — regardless of citizenship status — are evaluated on the following:

  • Verifiable income meeting our income requirements
  • Rental history and landlord references
  • Credit and background screening
  • Completed application with supporting documentation

Progressive Property Group adheres to all federal and Colorado state fair housing laws. Our screening criteria is applied uniformly to every applicant. This page is for informational purposes only and does not constitute legal advice.

Employment and Income

"Applicants who do not meet income or employment requirements may be considered with a qualified co-signer, guarantor, or prepaid rent, subject to landlord approval. Co-signer eligibility is subject to the same screening criteria as the primary applicant. This option is not guaranteed and is evaluated on a case-by-case basis using consistent screening standards."

Evictions

A history of eviction within the past three (3) years will result in automatic disqualification of the application.

Bankruptcies

Applicants with a bankruptcy discharged within the past three (3) years will be disqualified from consideration. Active or open bankruptcies will result in automatic denial. All financial history is reviewed as part of our standard screening process and criteria is applied uniformly to every applicant.

Pet Policy

We welcome pets in select homes.
Pet approval, fees, and breed or size restrictions may apply.

Pet Policy Pets are permitted at the sole discretion of the property owner. Where approved, a refundable pet deposit and/or monthly pet rent may apply. All pets are subject to breed and weight restrictions outlined in the property listing.

Service Animals Service animals are not considered pets under the Fair Housing Act and ADA. They cannot be denied, and no additional fees or deposits may be charged.

Emotional Support Animals (ESAs) ESAs are protected under the Fair Housing Act as a reasonable accommodation. Pet fees cannot be charged, however ESAs are not automatically approved. Valid documentation must include a letter from a licensed mental health professional or physician confirming the disability and necessity of the ESA, along with their license number and contact information. Online ESA registry letters are not accepted.

Can an ESA Be Denied? Yes, in limited circumstances — including undue financial hardship to the property owner, a direct threat to safety, risk of substantial property damage, or insufficient documentation. All denials must be objective and documented. Final decisions are made in coordination with the property owner and our licensed management team in compliance with HUD and Colorado fair housing law.

Lease Terms and Security Deposits​

Lease Terms

Progressive Property Group’s standard lease term is for 12 months. However, Progressive Property Group may accept more or less than a 12 month lease, on a case by case basis.

Security Deposits

The security deposit(s), first months’ rent and/or pro-rated rent must be in certified funds or money orders SEPARATELY. A security deposit will not be collected until applicant(s) is approved.  NO CASH OR PERSONAL CHECKS ARE ACCEPTED FOR INITIAL PAYMENTS.

General Utilities

In most cases, Tenants are responsible for the payment of all utilities. The utilities shall either be put into a Tenant’s name or they will be billed monthly to the Tenant by Progressive Property Group. Tenants are responsible for a pro-rated portion of all house meters, in addition to any sub-metered utilities. Progressive Property Group charges a $5 monthly administration fee to each resident for billing outside sources, such as utilities & trash. Keys will not be provided until proof of said utilities are in Tenant’s name.
