If you have multiple properties in your investment portfolio, having full-service property management is all but necessary. Progressive Property Group is locally owned and managed in the downtown area. Therefore, you can be confident that your properties will always have the prompt and attentive management that they need to bring you strong returns.

For our full service management, we charge a percentage of gross property income per month. This will vary based on location, management needs, and number of units. Also, there is a lease processing fee for new leases, and a lease processing fee for renewed leases. We recommend a reserve account for incidentals and emergencies. This will remain in your account for the duration of our relationship.

Our Marketing and leasing team will advertise your property for rent in a wide variety of print and online media to attract quality applicants. Additionally, we use physical signs and any other means that we deem proper and advisable in order to rent your home. Your home will be posted online within days of signing a management agreement. There is a fee for advertising; however, you are only charged for advertising while the property is vacant. The leasing fee is taken out of your first month’s rent with the management fee and any advertising fees that are incurred.

Arguably the most important element of successfully managing any property is leasing the space out to appropriate property tenants. As an experienced rental agency, we know how to market vacancies, attract high-quality tenants, screen applicants, and negotiate leases.

For residential properties, we require that all potential residents over 18 fill out an application. We use a screening process that complies with Fair Housing regulations. This includes credit, criminal, background, and eviction checks on all potential residents. We know the importance of having high-quality, reliable tenants and work hard to ensure that every unit is filled with such renters.

Our process for commercial tenants is similar, although it is naturally focused more on the organization. If necessary, we will screen the business officers (this is more typical for smaller and new businesses).

When a tenant moves in, we are sure to verify that the tenant understands its obligations. We also carefully document the condition of the property to help protect your investment. We will also periodically conduct checks for cleanliness, mechanical and structural issues, safety, and damage to the property. This helps us to catch any issues and collect appropriate fees if the tenant is at fault.

As the owner of the property, it is up to you (and the HOA of your community if applicable) on whether or not pets will be considered. For approved pets, we always recommend collecting additional fees and deposits per pet. Typically, we recommend collecting a Non-Refundable Pet Fee, which will be included with your first distribution, and an additional Refundable Pet Deposit PER PET.

Both Pet Deposits and Pet Fees must be submitted upon move in. The Pet Deposit will be held with the Security Deposit, through the duration of the lease term, and may be refunded to the tenant if there is no pet damage to your property. Typically the pet fees and deposits are per pet. However- you can modify the pet fees and deposits at your discretion as the property owner.

All financial reports and applicable funds are sent to you on or before the 10th of the month. All rental income and/or expenses will have been processed from the month prior. Your property financial reports are a great way for you to analyze and adjust aspects of your investment. 

Maintenance is another central element of our property management services. This is a big part of protecting the value of your investment. Effective and timely maintenance can help to avoid any safety or structural concerns. It can also ensure that a small problem does not snowball into a major issue.

Untimely maintenance can result in rents being prorated, legal disputes with tenants, or even difficulty renting out vacant spaces. Therefore, it is essential to deal with maintenance requests as quickly as possible. However, without a management company, property landlords can have difficulty getting issues addressed by qualified professionals.

We provide 24/7 maintenance. That means that not only can we address issues promptly and at a reliable cost, but also, we can address urgent problems immediately when needed.
