The standard management fee for Colorado is 10%/month for all single-family homes. With Progressive Property Group, clients will receive a lower rate for multi-family units as they bring in more income and we want to incentivize the public to bring on more multi-family homes rather than single-family.
Another common fee is the maintenance fee. You may not have the time or the energy to stop by your property to shovel snow, remove garbage, keep common spaces tidy, or handle repairs. If not, a property management company can handle it for you for a maintenance fee. We have an hourly maintenance fee of $50/hr. Whether it’s nights, weekends, or holidays our fee of $50/hr remains the same. We have an inhouse maintenance team, unlike many other management companies and are lower than any hourly maintenance fee in Colorado. In addition, our maintenance team gets to know the property and the unique maintenance each home requires. Clients aren’t paying for some random vendor to come out who charges a trip charge, plus service fee, plus parts if applicable and send you the bill. Our maintenance team knows the client’s tenant and inspects the property for any other major maintenance items that need to be addressed to help alleviate costly future repairs. PPG maintenance team will also diagnose to determine if the repair item was a tenant-charge or client as they are familiar with our in-house leases and every maintenance tech is required to go through our real estate maintenance safety/habitability course for Colorado.
No matter your individual factors or circumstances, expect competitive management fees. Property management companies charge an initial setup fee when taking you on as a customer. Progressive Property Group does not! You don’t pay anything until a well-qualified tenant is placed and the home receives income. Once a renter is placed in the home, the client will pay a lease processing fee for new rental agreements and lease renewals. Just like your tenants pay monthly rent, you also pay a monthly management fee, which includes specific services that fit your individual needs.
Other management companies may include a vacancy fee, Progressive Property Group does not. In other words, we don’t make money unless you do!
